Description

A quieter inward-facing position and south-western exposure provide the setting for the transformation of this 65 sqm residence in Lista. Located on the first floor, the project has been carefully planned to make purposeful use of the available space and create a contemporary home ready for its first occupants following completion.

Living and dining will share a comfortable everyday setting, complemented by a fully equipped kitchen conceived with practicality in mind and a natural relationship with the rest of the daytime accommodation.

The south-western aspect allows daylight to reach the interior through much of the latter part of the day, while its position away from the main façade creates a more secluded atmosphere removed from street activity.

Two bedrooms form the sleeping accommodation. The inclusion of two bathrooms is particularly valuable within a residence of this scale, providing greater independence and flexibility between the rooms.

The transformation is currently underway and will comprehensively renew the interiors. Once completed, the property will be delivered fully furnished and equipped, allowing the future owner to occupy the home without the need for further work.

Air conditioning and individual boiler heating will provide independent climate control throughout the year.

Dating from 1940, the building offers an unusually comprehensive range of amenities for a property of this size, including a principal lift, separate service lift and porter service.

Lista retains a strong residential identity within Madrid's Salamanca district. Local shops, restaurants and everyday amenities are integrated throughout the neighbourhood, complemented by excellent transport connections and the convenience of living in one of the district's most established areas.
