Methodology. Prime €/m² is compiled from Altium Properties' active for-sale portfolio in Madrid's Salamanca District, updated continuously: calculated from each property's asking price and built area, excluding price-on-request listings and neighbourhoods with fewer than three properties (current sample: 221 properties). The neighbourhood market average is the mean of Fotocasa índice inmobiliario and idealista/data (octubre 2026). Actual notarised prices come from the Spanish Notaries' Statistics Portal (sales signed before a notary, by postcode, last 12 months available). The year-on-year change is from the INE Housing Price Index (Community of Madrid). Market figures are a public reference taken manually on its date; portals do not allow automatic updates. Figures are indicative of the prime segment and do not constitute a valuation.
